What this is
8 templates covering the documents a property condition assessment actually produces — the report, the immediate repairs and replacement reserves schedules, the field record they rest on, and the California exterior elevated element reports. Each one has a section-by-section guide, a free Word download with no email required, and a complete filled-in example.
The examples are the part that took the longest and the part most likely to be useful. Reading a finished limitations section teaches more than any amount of guidance about what one should contain — which is why the worked examples deliberately include the awkward parts: a quantity carried on an assumption, a roof that could not be accessed, and an electrical question that is still open when the report is issued. Assessments that resolve cleanly are not the ones anybody needs help writing.
How these are written
- Structure follows the baseline process described by ASTM E2018 and the report content agency scopes such as Fannie Mae Form 4099 call for. The standards themselves are purchased documents and are described here, never reproduced.
- Where a page states a standard or a requirement, it links to the primary source rather than asking you to take our word for it.
- Worked examples use fictional properties. No real property, owner, lender, association or assessor is described anywhere on this site, and the costs and service lives in the examples are illustrative rather than inputs to reuse.
- The Word download is generated from the same definition that renders the page, so the template you download cannot drift from the guide you just read.
Relationship to Professional Drafter
This library is published by the team building Professional Drafter, a drafting tool for professional reports. We say so plainly because a resource that hides its commercial interest is worth less than one that declares it.
Templates here can be opened directly in the product, but everything on this site is free and downloadable without an account.
What this library is not
- It is not legal advice, and it does not create any professional relationship.
- It is not jurisdiction-specific, with the exception of the California exterior elevated element pages, which are explicitly Californian. Inspection obligations differ by state and by city, and a template cannot resolve that for you.
- It is not a substitute for licensure or training. These documents assume an assessor who understands what they are doing, and some of the work described here may be performed only by licensed professionals; a template confers nothing.
- It does not sell placement, and there is no sponsored content.
